HEAD OF CONSTRUCTION


Location: Warsaw

Salary: Negotiable

Reports To: Managing Director/Group Head of Construction


MAIN PURPOSE OF THE ROLE:

– Overseeing and directing construction projects from conception, tendering to completion
– Reviewing the projects in-depth to schedule deliverables and estimate costs and technical specification
– Overseeing all onsite and offsite construction aspects to monitor compliance with time and quality requirements


JOB BRIEF:

Well-established international commercial developer is looking for an experienced high-caliber professional with at least 20 years of experience to plan construction projects and oversee their progress along the way in a timely and cost-effective manner. You will be responsible for planning, scheduling, budgeting, organization and execution of the office and residential projects.

REQUIREMENTS:

– Proven working experience in international environment in construction management of recognizable office and residential projects including high-rise buildings
– Advanced knowledge of construction management process, means and methods with special attention to modern building technologies
– Expert knowledge of building products, construction details and relevant rules, regulations and quality standards
– Practical understanding of all facets of the construction process
– Familiarity with construction management software packages
– Ability to plan and see the “big picture”
– Competency in conflict and crisis management
– Leadership and human resources management skills
– Excellent time and project management skills
– Fluent English enabling efficient business communication
– MS degree in construction management, architecture, engineering or related field

RESPONSIBILITIES:

– Oversee and lead multiple construction projects from planning phase to completion providing strategic and professional guidance
– Provide the Board with advice and expertise on critical issues regarding the projects and their implementation including scheduling deliverables and estimating costs
– Coordinate all onsite and offsite construction aspects via dedicated project managers ensuring compliance with contractual conditions
– Constantly improve the technical solutions of the delivered projects. Question the proposed solutions by the architects and engineers in order to obtain the solution with the best price/quality and the best NLG/GLA ratio.
– Analyse, manage and mitigate risks
– Share experience in order to enhance the level of liaison with local authorities and administrative bodies
– Manage possible escalation of contract disputes to support the delivery of Permit to Use on time
– Build an effective partnering culture with general contractor companies to ensure collaborative effort is applied where appropriate

QUALIFICATIONS:

– good command of English,
– excellent sales, negotiations and networking skills,
– higher education, degree in Marketing, Real Estate, Management or similar subject would be a bonus

SCOPE OF SERVICES (of subordinates – project managers)

Purchase procedure (in liaison with developer / site acquisition manager):
Set up of the construction budget;
Negotiation and contracting:
Architects (in liaison with developer)
Engineers
Landscaping architects (in liaison with developer)

Design phase:
Guiding/steering architects & engineers:
Optimisation of the project (in liaison with developer):
Correspondence between underground and above ground level;
Optimisation Gross Area / Lettable are (in liaison with developer);
Economic execution processes
Technical specification
Choices of materials (with respect of the balance quality/price),
Planning of studies

Control during 3 phases:
Preliminary design
Building permit design
Tender design: drawings, description of the works, table of quantities

Tendering (general contractor or subcontractors):
Analysis of offers
Evaluation/proposals of alternative solutions
Negotiations
Contracting

Construction phase:
Project Management
Weekly site meetings
Follow up in terms of Budget, Planning and Quality
Evaluation of prices of supplementary works
Control of Architects & engineers
Regular contact/discussions/negotiations with GC

Guiding/steering the Provisional Acceptance
Guiding/steering the Definitive Acceptance
