Tara HRC real estate recruitment in Warsaw currently has an exciting position open with one of its clients for a “Business Development Director” for a leading commercial development company in Poland.
BUSINESS DEVELOPMENT DIRECTOR
Reports To: CEO
Implementation of Company’s development objectives with support from the subordinated team
Min 5 years of experience on the same or similar position; negotiation and management skills, extensive contacts in real estate sector, excellent knowledge of English, good knowledge of Windows Office (PP, Excel, Word), analytical and presentation skills; awareness of various types of real estate transactions; knowledge of applicable laws.
Preparation of market analyses, reports on development trends and prognosis.
Carrying out real estate analyses in terms of their value for retail projects with emphasizes on visibility, accessibility;
Understanding & interpreting economic indicators influencing development process;
Understanding and providing information regarding legal and urban planning issues;
Supervising external analysis of catchment, TO and FF.
2. Development process
The Business Development Director undertakes active search for new land/facilities for retail investments;
Establishment of information networks to observe changes on the market and efficient acquisition of information about emerging market opportunities;
Comprehensive management of the development process, preparation of Feasibility Study.
Supervising & coordination of the internal and external resources during development and acquisition process.
Cooperation with Company’s departments on investment project’s execution;
Preparation of the tender documentation and supervising tender process and procedures;
Preparation of strategies for acquisition/securing;
Development of the clients non-retail project (i.e cultural);
Supervision, coordination of the process of drafting design studies for investment projects and supervision of design procedures applicable in investment projects;
The Business Development Director manages presentation of the projects to the Company’s management board;
Coordination and supervision of the land acquisition process;
Conducting contracts negotiations in private and/or public sector in the scope of acquisition of land, companies, establishment of JV etc.
Supervise and coordinate internal and external resources;
Supervision of formal and administrative procedures required for acquisition;
4. Investment Process
Coordination of the process of drafting documents for building permit/planning permit;
Supporting investment team during construction phase;
Development of tender documentation regarding external services related to land acquisition;
Organization of tender procedures for the above services, preparation of recommendations for the management board.
5. PR & Marketing
Regular cooperation with government administration (provincial governor and marshal), municipal and local government authorities to improve and speed up execution of investment projects,
Representing and promoting investment projects to public opinion, participation in public presentations and discussions;
Development of partnership relations with all participant of development and investment process;
Cooperation with the Communication and Corporate Marketing Department to promote investment projects;
Supporting the Letting Department in the process of leasing major retail premises (market analyses, negotiations);
Establishment and maintaining relationship with government and other institutions i.e to acquire funds for execution of non-retail projects;
Preparation of development and/or investment’s budget;
Control of its implementation;
Supervising financial reposts preparation;
Understanding financial indicators of the project profitability such yield, NOI, ROE, IRR;
